Building complex in transition
The LiWa Bau GmbH was commissioned with the construction measures for the conversion of three neighboring commercial properties in Rüsselsheim. In addition to new apartments, a former hotel and a kindergarten are to be built in the former office buildings.
The situation on the German housing market is still tense. The reason for this is the too small amount of newly built living space. The number of apartments completed in 2018, at 285,900, is compared to the estimated need of 350,000. The Ifo Institute in Munich even sees demand for up to 400,000 residential units. In addition, building land in densely populated Germany is not available to a sufficient extent. This situation allows the construction industry to look for alternative solutions. Increasing, re-compacting and re-using existing buildings are currently the most promising ways to tackle housing shortages.
Following the successful conversion of the former Hewlett-Packard branch in Rüsselsheim, LiWa Bau GmbH is now devoting itself to the renovation of three further office buildings in the immediate vicinity. Similar to the previous project, modern living space is to be created through the complete gutting and comprehensive conversion measures. In addition to an upscale amenities, all apartments have a barrier-free cut. In addition, the planning also provides for other forms of use. Part of the office space is to be converted into an attractive city hotel with conference rooms. Furthermore, the new concept of use provides a range of retail space for. In the outdoor area, the transformation continues. In addition to a playground, a football field and a basketball court are planned here. For the necessary rest of the residents will provide an additional noise barrier. A small feature of this extensive project in the Eisenstraße, is finally the installation of a modern daycare on the ground floor of one of the three buildings.
