The company building of a cosmetics manufacturer is to be converted into a residential complex by the beginning of next year. Due to the complete refurbishment of the former laboratories, 18 modern residential units are being built in Bad Ems.
The valley of Emsbachs north of Bad Ems has a turbulent history. This was heavily influenced by mining since Roman times until the 20th century. Even today, the mining museum reminds of the industrial past of the resort. With the end of ore mining, new companies settled in this area. Among other things, in the 1960s, the headquarters of the cosmetics manufacturer Bio-Gen.
With the move of the company to Montabaur ended the original use of the building. Wladislaw Linnow, Managing Director of LiWa Bau GmbH, recognized the potential of the vacant commercial real estate as specialists in complete refurbishment. Extensive reconstruction measures are expected to create eighteen new apartments here by the beginning of 2019. Among other things, the roof is to be demolished and built there four penthouse apartments with large roof terraces. With the installation of an elevator and the barrier-free cut, the residential building in the Emsbachtal is also suitable for senior citizens, so that several generations can soon live side by side.

However, extensive renovation and refurbishment work is also required on the two floors below until twelve modern apartments have been created from the former laboratories. The installation of new windows, a modern heating system and the installation of a facade insulation will bring the building up to date. In addition, retrospectively attached balconies provide additional living comfort.
