Old building renovation – The technology is important
There is no patent recipe for the conversion and renovation of older buildings. Each house has its own planning and execution challenges. Nevertheless there are some rules in the rehabilitation which have a certain general invalidity.
Older properties have a charm that modern buildings often miss and thus appeal to a certain buyer and tenant layer. In addition, there is usually a more centralized situation that allows for an urban lifestyle. From an ecological point of view, renovation of old buildings is definitely a good idea, as roughly half of the total energy required for the construction of a house already lies in the shell construction.
An old building is used in buildings that no longer correspond to the modern state of construction technology. This means that houses from the 1970s can already be viewed as old buildings. It is important to bring insulation and heating to the latest state of the energy saving regulation. If a renovation of the facade is necessary anyway, a thermal insulation composite system (ETIC) can also be installed. It is, however, generally not advisable to install modern heating systems as these are often tailored to new buildings with low heat requirements.
The renewal of the old windows should also be an integral part of every energetic renovation. It is important to pay attention to an appropriate ratio to the insulation of the external walls. For windows with excessive heat insulation, the risk of damp walls and the associated mold formation increases. The insulation of the roof or the top floor is simpler. These measures should in any case be carried out. Decisive for the amortization of the investments in an old building is the thermal renovation, as this can effectively save costs
